Project for Hotel Residence at Pelion

The Pelion estate consists of three blocks of property which could be acquired separately or altogether, of a total land area of 95.700 m2. Existing structures include a stone-built tower and 2 two-storey residences, in the area of Ano Lehonia in Pelion, 10km from the city of Volos, Greece:

Block A:

• Total Size: 50.000 m2
• Infrastructure: Two-storey residence (300m2) and four warehouses (150m2)
• Location: South of Ano Lehonia, Pelion, Greece (500m from the Pelion public road)
• Planning Permission: Not available at present (likely to be granted in the near future due to merging of Ano Lehonia and Volos municipal areas)
• Development Potential: Creation of an equestrian (horse riding) park with luxury villas or a hotel / resort complex (builds 10.000 m2) with an annual Return On Investment of 8 – 10%, residential development, industrial use (e.g., manufacturing, farming, warehousing and distribution).
• Advantages: The largest plot of land in the wider area, 400m distance from the sea with a sea view, all everyday amenities within walking distance, easy access to Pelion transportation network

Block B:

• Total Size: 5.700 m2 – could be sold independently as 3.700 m2 of development land and the 2.000m2 comprising the existing infrastructure
• Infrastructure: Stone-built tower of (400 m2) and a two-storey residence (300 m2) 
• Location: South of Ano Lehonia, Pelion, Greece, adjacent to Block A
• Planning Permission: Permission already granted
• Development Potential: Creation of a boutique hotel (builds ~850 m2), residential development, supermarket or other commercial amenities to serve the Ano Lehornia region
• Advantages: Adjacent to the Pelion public road, the tower is the tallest building in the wider area and a landmark and  point of reference for the locals, 1km from the sea with a sea view, continuous cultivation since many decades, all everyday amenities within walking distance, easy access to Pelion public transportation

Block C:

• Total Size: 40.000 m2
• Infrastructure: None at present
• Location: North East of Ano Lehonia, Pelion, Greece (10km from the city of Volos, in the mountain area of the road to Agios Vlasios)
• Planning Permission: Not currently available
• Development Potential: Creation of hotel or residential developments
• Advantages: One of the largest plots of land in the wider area, land is currently planted with several olive trees, continuous cultivation for many decades, everyday amenities within walking distance
